The AHA serves clients who are seeking assistance in obtaining a workout solution with their current mortgage holder in order to reduce monthly mortgage payments. The AHA prioritizes client intervention based on where clients are in the foreclosure process.   2. You may download a foreclosure intervention packet to review the documentation you will be asked to provide by clicking here, but do not complete or submit the application until you are contacted by an AHA foreclosure counselor.

  4. Once your Intake Form has been submitted and reviewed, you will be contacted by an AHA foreclosure counseling support staff for a 30-minute pre-counseling session, after which your one-on-one appointment with an AHA foreclosure counselor will be scheduled.
  5. After you have been contacted by an AHA foreclosure counselor, you will be asked to return a completed application and copies of the requested documents to the Affordable Housing Alliance, 3535 RT 66 Parkway 100 Complex, Building 4, Neptune, NJ 07753 by mail or in person. If originals are provided, they will not be returned.
  6. The AHA will review your application to ensure complete and appropriate documentation. You will receive a missing document notice if any necessary documentation is missing. You will have two weeks to submit missing documentation.

According to HUD, a reverse mortgage is a special type of home loan that lets homeowners over the age of 62 convert a portion of the equity in their home into cash. The equity that has been built up over years of making mortgage payments can be paid to the homeowner. Reverse mortgage counseling is required by all lenders. Certified counselors will educate interested homeowners about a reverse mortgage, discussing the pros and cons of taking one as well as the costs involved and other alternatives.

The Homeowner Workshop provides current homeowners with education and tools needed to be successful. The workshop provides information on managing and budgeting money, preventative home maintenance, loss mitigation options and the foreclosure process. In an effort to assist municipalities with satisfying their COAH obligations, the AHA administers home rehabilitation assistance in some communities (Tinton Falls and Wall Township ONLY) that will help income-qualified households make their homes safer and more energy efficient.  The purpose of the program is to bring substandard housing up to code. Substandard units are those units requiring repair or replacement of at least one major system. Complete and submit initial online Intake Form

The Financial Literacy Training provides five in-depth classes on Basic Banking, Credit, Budgeting, Identity Theft and Understanding Insurance. Basic Banking provides information on accounts available and the benefits of these accounts. Credit is an in-depth look into what credit is, how to attain good credit and how to fix credit. Budgeting provides resourceful information on budgeting tools for the client as well as the household. Identity Theft illustrates the importance of keeping track of finances, what to do when you are a victim of identity theft and the different ways identity theft occurs. The home buyer workshop provides first hand information from housing professionals. Participants will be provided with information on steps in the home buying process, access to their home buying team and information on programs available to them, such as loan products and grant programs. Click here to register.

To attend a Home Buyer’s Educational Workshop you must be creditworthy and ready to move forward with the purchase of a home within 60 to 90 days of completing this workshop. The AHA strongly recommends that you meet with a housing counselor in advance of registering for a workshop if you are unsure of your mortgage readiness.   3. Price is $125 per person and $150 for couples. The fee includes the workshop and materials used during the workshop, a tri-merged credit report, lunch and a one-on-one counseling session. After the participant closes on their home and provides copies of their closing documents, the AHA will refund $50 back to them.

Mortgage Default, Loan Modification and Loan Scam Alert workshops provide homeowners with the knowledge to protect themselves against loan modification scams.

Topics include:

  • How to spot a scam and how to prevent becoming a victim.
  • Options for struggling homeowners including how to apply for a modification and what to do if a modification is denied.
  • Information on the foreclosure process in New Jersey and available options for residents affected by Super Storm Sandy.

An Individual Development Account (IDA) is a matching savings account program. For every dollar that you deposit into the account, you will receive one additional dollar. Each individual/household can receive matching funds up to $4,500 ($1,500/yr.). Participants must save for a minimum of 10 months before they can withdraw funds and funds can only be used toward the pursuit of education/job training. Acceptable uses of IDA funds include:

For education/job training:

  • Tuition
  • Lab fees
  • Supplies/books/equipment
  • Registration/course fees
  • Other costs associated with attendance

To qualify, candidates must:

  • Be an individual household whose annual household income does not exceed 200% of the federal income poverty guidelines.
  • Receive earned income and be employed for at least 20 hours per week.
  • Not have an open or ongoing bankruptcy.
  • Complete financial literacy training and asset goal specific education.

To successfully complete the IDA program and receive the matching funds, candidates must participate in 10 hours of financial literacy education. Current or former Temporary Assistance for Needy Families (TANF) recipients are encouraged to apply. To learn more about the IDA Program, contact the Affordable Housing Alliance and complete an intake by phone or online, and request an IDA application.
